What’s the Hottest Neighborhood in Highland?

Highland made national news last year when Realtor.com did some research into the most desirable zip codes of 2023, coming in 6th place in the nation based on the metrics they used. With its close proximity to Chicago, and ranking high in affordability by almost every standard, Highland continues to be a very strong local real estate market that withstands any sort of market corrections. So we at MoveToHighland.com decided to dig into the data and figure out what the hottest neighborhood is in this great community of ours!

First we will look at the median days on market for each neighborhood. While all four neighborhoods went from list date to contract in 10 days or less, which is pretty incredible, Ellendale wins in this category with a median of 2 Days! This can be attributed to exactly what the Realtor.com article was referencing, it is simply a result of affordability, which the next graph will delve into.

Now we turn to median price. When we look into the data, it is again pretty remarkable to see that even for Brantwood and Meadows which are about even with a median price close to $350,000, houses are still selling in 10 days or less. When most of the national media is writing articles and talking about the real estate market cooling, or even crashing, Highland continues to be insulated from these large market swings and is just on a steady growth cycle of appreciation.

 

In conclusion, the data seems to suggest that Brantwood and Meadows neighborhoods are the hottest in the town based on how close the days on market are, but with significant price increases from a couple of the other competitors. However, the real answer looks to be that there is no real loser in this competition, Highland is just simply a hot market in general and my outlook is that isn’t likely to change. (Also, huge shoutout to the actual winner of this contest, the 9000 block of Pettit Park! I may be a little biased…).
